Our Professional Service Fees

- All the professional services we provide are paid for by us upfront, we take the risk...
- We only get paid when we bring you an offer with terms you are willing to accept!
- At that point, the fee for our service is 2.5% *basic services
-We cooperate fully with the buyer's agent at 2.5%

Pricing your property in today's market

We use the comparative market analysis method to initially determine the potential value of your property.
-This is the information we'll review to help determine a listing price and sales strategy.

You will have received the comparables for your specific property by email, we'll review them together when we meet but please take a moment to familiarize yourself with them.
Based on the research presented and your specific considerations,
we will go over this information together to come to a conclusion for the listing price and strategy that works best for you.
-Which pricing strategy we should use,
-Whether to hold offers & how we would do that,
-What the market conditions will bear.


Marketing;

Our marketing plan has 3 key strategies;
1) Hyper-local Advertising that includes our initial social media campaign
-Printed & electronic material is prepared and posted - this is a good time for you to share and generate interest among your own network.
2) The REALTOR® community focus
-We share amongst our team, office, and Exclusively Exclusive and Looking for Exclusive Facebook groups only open to REALTORS® and often the source of high end and highly sought after properties.
and 3) The Internet Broadcast
-when we move to internet broadcast the shared data feeds of OREB, CREA, & RE/MAX will share the property details across 100's of local, national and international websites. 


Next Steps

1) When we meet and you decide to hire The Tulip Team to represent you we will sign the listing agreement to get us started on selling your property. This is the point where we will determine a listing price and marketing strategy that's right for your property.
2) We will arrange a staging consultation so you can determine any work or small changes to be made to enhance the presentation of the property.
3) Once the property is ready we will schedule photography & videography.
4) After receiving the photos & video we will begin the 7-day marketing roll out to sell your property.
